DRAINAGE SEALING CRACKS AND LEAKS


Waterproofing 

Waterproofing concrete foundation walls is essential to prevent water infiltration, which can cause structural damage, mold growth, and interior moisture issues. The process involves sealing the concrete to block moisture from penetrating the wall, typically on the exterior side (best practice) but sometimes also on the interior.

Work Involved

This is a standard procedure for new construction, where the foundation level is accessible. For buried structures, the process begins with excavation around the foundation down to the footing to expose the concrete wall. Once exposed, the wall is cleaned using a pressure washer and any loose debris or damaged concrete is removed with a wire brush or grinder. Cracks and holes are patched using Hydraulic Cement (Waterproof Cement).

Next, a waterproofing system is applied. If using a liquid membrane, it is spread over the surface with a brush, roller, or sprayer, often in multiple coats with drying time in between. If using sheet membranes, they are cut to size and pressed onto the wall, and seams are sealed with tape or adhesive.

To protect the membrane and assist with drainage, verical drainage boards may be applied. A Foundation Drain is installed at the lowest point collect water from the vertical drains and carry it to a lower point away from the structure.

After the waterproofing and drainage systems are in place, the wall is backfilled carefully with gravel or soil, making sure not to damage the membrane. The final grade should slope away from the house to direct surface water away from the foundation.

Interior Waterproofing (Alternative or Supplement)

If exterior work is not possible, interior waterproofing can be done. This may involve applying waterproof paint or sealant to the inside wall and installing an interior drainage system with a sump pump to manage groundwater.

Maintenance Tips

Regular inspections for Cracks and Leaks or moisture intrusion are important. Also, keep Gutters and Downspout Drain systems clear and functioning so as to prevent hidden damage from them from leaking down into the Foundation Drain System.
